I have TWO riverfront duplexes listed on the web site. They are about 1 mile apart. There are TWO units (or sides) to each duplex, which is why it is a DUPLEX. Each side of the duplex is a mirror image of the other side. My other duplex is called the RioRatonDuplex and is listing #336714.

If you inquire about any SUMMER weekend, I dramatically discount Thursday night for you to make a 3-night stay and so you can also get there ANYTIME on Friday so you can avoid Friday AFTERNOON TRAFFIC, on I-10 and I-35 as well as the local New Braunfels "Friday" traffic. Checkin is every day at 5pm, so if you want to checkin ANYTIME on Friday, then you must rent Thursday night. Anybody in your group can arrive/checkin after 5pm on Thursday.

I consider all 2-night stays, but if you inquire about a weekend, I prioritize those that INCLUDE Thursday in their inquiry. I will consider ONE-SIDE for 10 guests or less but only during weekdays. Ask me about discounting Sunday night depending on your length of stay.

All summer weeknight rates are based on parties of 20 or less using both sides of the duplex. You can rent ONE SIDE of the duplex (if available) for groups of 10 or less at a reduced rate. Enter your info and "request to book" and I will email back with the reduced/correct rates that includes ONLY ONE-SIDE OF THE DUPLEX.

The stupid rate grid does NOT allow me to configure this online for 1-side only.

WEEKNIGHTS are two-night minimum and generally start on Sunday at 5pm if Sunday is available.

The popular tube chute is about 400 yards down river from the duplex. This part of the Guadalupe River is the prime tubing section of the river. New Braunfels silly beer restriction laws DO NOT APPLY anywhere on this area of the Guadalupe.

There are tube, raft, and other rental outfitters within walking distance of either duplex. Although most of our guests float and/or tube the Guadalupe, Schlitterbahn is close by in New Braunfels and Fiesta Texas is a short drive to San Antonio as well as Natural Bridge Caverns, Wild Animal Park and the “Dirty Jobs” famous New Braunfels Snake Farm.

The Tanger Outlet Mall is 30 minutes away in San Marcos, there is Gruene Hall just down the road in Gruene, Texas as well as the monthly Gruene Market Days and Wimberly, Texas.

The accommodations for the ENTIRE duplex is as follows:

Two fully-equipped kitchens, 2 bedrooms with 1 queen bed each, 2 bedrooms with 1 queen bed and 1 queen sleeper/sofa each, 2 lofts have 1 queen bed and 1 queen futon each, 2 greatrooms have 1 queen sleeper/sofa and 1 queen futon each and 2 very nice bathrooms. In addition there are 2 outdoor showers. One is enclosed and has hot and cold running water while the other is completely open with cold water rinse only.

Policies & Payments

ALL summer weekends are Thursday at 5pm to Sunday at noon. Any additional nights added to a weekend must be Wednesday and/or Tuesday, etc. Winter and spring rates are MUCH cheaper than the rate chart shows. Email me for other specific "off season" rates.


Great property. Location on the river can’t be beat!

Micheal and his staff was very easy to get a hold of when we had a tree limb fall. We really enjoyed our stay. It was a very nice and clean place.

Michael was so helpful with all our questions, as it was our first trip to NBTX! The AC in the cabin worked great, there was plenty of hot water, and the location for floating and down time was perfect. Advice for future guests...take everything you need because it takes longer than you would think to get to town due to the windy roads and casual river traffic. Beds are not comfy, but you're not at a five-star hotel either, so take your own pillow to help with that. There was rain when we were there so the yard gets muddy and the stairs were slick...just be prepared. If you need TV to fall asleep to, you're out of luck. WIFI worked fine, as long as too many people weren't on it at once. I did not realize there was a bar and concert area right beside the cabin, or we might not have was me and 9 girls that were all 15 years old...but it was not open for some reason, so we were in luck. We only had one side of the cabin and stayed the middle of the week in the first week of June, so it was nice and quite. And a relief that we could not disturb anyone with all the laughs and noise 15 year old girls can make. I would recommend this place for any adult group!

6 moms and 8 graduating seniors were on this trip. It was a perfect location for the kids to hang out but not feel like we were on top of them the whole trip too. Great access to the river with a great place to just sit and watch everyone go by as well. I would highly recommend this place to anyone! It’s perfect!

This is an amazing location and the house was wonderful. Our communication with the owner was amazing. He answered any questions we had. Just an overall great weekend!

We had a great experience on our weekend get away with the family! Ownership was very friendly and helpful and the place is perfect gatherings. It’s a great spot on the River you don’t even have to leave. We enjoyed our stay and look forward to going back sometime God willing.

The house was beautiful great place on the river to just hang out a play in the water. or you can put in up river and float to the house If it’s busy time there is a Bar right next door but had good music. House was equipped with everything we needed.

Super easy check in, very spacious, and excellent location. ?

Be forewarned that the pictures of the house do not accurately reflect the property. There is literally zero grass. It is all dirt and rocks. It rained pretty hard one morning and we were left with a mud pit for the remainder of our stay. However, this house was perfectly located on a section of the river that is easy to float to. We dropped in the water at Rocky Beach and it was about a 6 hour float to the house.
